Host Hotels Misses the Whisper as Dispositions Shrink Revenue, but Accelerating RevPAR and a Fourth Raise Keep the Upcycle Intact

Host Hotels & Resorts delivered a quarter where the headline scorecard and the operating story point in opposite directions. Adjusted FFO of $0.39 per share topped the $0.38 consensus by a penny but fell short of the $0.40 Earnings Whisper number, a 2.5% miss against the more demanding bar. Revenue of $1.347 billion missed the $1.38 billion consensus by 2.4% and grew just 1.2% year over year, while earnings grew 11.4%. Beneath that, comparable hotel RevPAR rose 8.8%, up from 7.0% in the second quarter and 4.4% in the first. That is the central tension. The reported numbers look soft against elevated expectations, but the underlying hotel portfolio is accelerating.

The revenue shortfall is mostly a portfolio-shape issue rather than a demand problem. Host sold four hotels in 2026 and two in 2025, so reported revenue barely moved even as comparable hotel revenues climbed 7.4% to $1.312 billion. GAAP diluted EPS fell to $0.10 from $0.23. That decline reflects a swing from a $122 million gain on dispositions a year ago to a $6 million loss, not operational weakness. GAAP operating profit margin actually improved 140 basis points to 9.0%. Comparable hotel EBITDA rose 11.4% to $331 million, with margin up 90 basis points to 25.2%, and Adjusted EBITDAre grew 8.8% to $347 million. By the measures that matter for a lodging REIT, the quarter was strong. The miss reflects how high the bar had been set after two prior raises.

What changed most was the composition of demand. First-half growth was almost entirely rate-driven. In the third quarter, occupancy rose 2.1 points alongside a 5.7% rate gain. Transient room revenue jumped 11.5%, helped by the World Cup. Business transient, a lagging segment for this cycle, turned convincingly positive: room nights rose 2.5% in July, 8.5% in August and 4% in September, and segment revenue grew 9%. Group pace for 2026 is now up 6%, with the fourth quarter near +10%. Management also gave its first look at 2027, with total group revenue pace up 6%. Strength was broad: 11 of 24 domestic markets posted double-digit Total RevPAR gains, and Maui RevPAR climbed 13.5%. Phoenix was the conspicuous laggard, down 32%.

The quality of that growth does deserve some scrutiny. Occupancy-led gains carry heavier variable costs, and management acknowledged flow-through of only about 38%, with wage rates still rising roughly 5%. Hawaii storms shaved about 40 basis points from full-year RevPAR and roughly $10 million from EBITDA. Alila Ventana Big Sur was pulled from the comparable set after a wildfire evacuation closed it for a month. Expected condo profits at the Four Seasons Orlando have slipped from $20-$25 million early in the year to about $18 million, with more shifting into 2027. Looking ahead, 2027 must also lap a World Cup boost worth roughly 50 basis points of net RevPAR.

Offsetting those risks, Host lifted full-year guidance for a fourth time. Comparable RevPAR growth is now about 6.75%, versus 2.75% at the start of the year. Adjusted EBITDAre is guided to $1.865 billion, up from $1.83 billion last quarter, and adjusted FFO to $2.21 from $2.16. October RevPAR rose about 6.5%. Still, the raise essentially brings guidance in line with Street estimates rather than ahead of them, which tempers its surprise value. Capital deployment is the newer catalyst. The company spent $374 million on the 1 Hotel Brooklyn Bridge and the Renaissance Dallas at Plano Legacy West at a blended roughly 10.7x EBITDA. Management signaled another off-market transaction could come within 60 to 90 days. A recast credit facility extended maturities to 2031-2032 and trimmed pricing, and pro forma cash remains near $991 million.

Investors had already been leaning into this story. Earnings Whispers sentiment rose meaningfully, from a roughly neutral 0.08 to 0.43, ahead of the report. Shares are up 10% since the open following the August report and sit about 18.5% above their 200-day moving average. Most Earnings Whispers trend readings are positive, though sequential growth is neutral. That positioning helps explain why a penny beat over consensus registered as a miss against the whisper. Expectations had moved up with the stock.

The bottom line is that Host's quarter was better than its scorecard. Comparable RevPAR is accelerating, business transient has finally joined leisure and group, and guidance keeps climbing. Disposition-driven revenue shrinkage and a high whisper bar produced the headline miss. With shares well above trend and sentiment notably warmer, the market is already paying for the upcycle. Bears can point to thin flow-through, rising wages and a tougher 2027 comparison, so the burden now shifts to acquisition execution and to sustaining margin gains as event-driven demand fades.
